The NJHMFA state-wide Down Payment Assistance Program (DPA) provides $10,000-$15,000 for qualified first-time homebuyers to use as down payment and closing cost assistance when purchasing a home in New Jersey. The DPA is an interest-free, five-year forgivable second loan with no monthly payment.
Do I Qualify For THE DOWN PAYMENT ASSISTANCE PROGRAM?
- Primary residence in any New Jersey county
- First-time homebuyer (have not owned a home within the past 3 years)
- Maximum household income and purchase price limits apply
- FICO score of 620 or greater
- Meet debt-to-income ratio requirements
The njhmfa dpa program can be used for:
- Primary residences only (must be occupied within 60 days of closing)
- Single-Family Home
- Manufactured or Mobile Home
- 2-4 Family Unit (one unit must be occupied by borrower as primary residence)
$15,000 available in: Bergen, Essex, Hudson, Hunterdon, Mercer, Middlesex, Monmouth, Morris, Ocean, Passaic, Somerset, and Union.
$10,000 available in all other counties.
